Owner Resources
Information You Need
We treat your home as our own. The Rental Lister has managed residential rental property in the Las Vegas Valley since 2000, and everything below is what that covers — what we handle, what you see, and what to do next depending on where you are.
What We Handle
- Marketing and leasing — pricing against current comparables, preparing and photographing the property, and getting it in front of renters while the strongest applicants are still looking.
- Tenant screening — the same written criteria applied to every applicant, which is both the Fair Housing requirement and the single highest-leverage decision in the whole business.
- Rent collection — on time, and through the correct Nevada notice process when it is not.
- Maintenance and scheduled inspections — vetted vendors, triage by genuine urgency, and an emergency line for the failures that cannot wait.
- Accounting — itemized monthly statements, ACH owner draws, vendor invoices, and year-end tax documents.
- Eviction protection — and the owner guarantees that sit behind a placement.
What You Actually See
Your owner portal holds statements, invoices, inspection photographs and lease documents behind one secure login, available at any hour. That matters more than it sounds: a large share of the properties we manage belong to owners who do not live in Nevada, so the portal is frequently the whole relationship. See out-of-state owner services if that is you, or military PCS management if orders are what moved you.
If You Are Deciding
Start with a free rental analysis. It gives you a rent figure for your specific property against current comparables, plus anything visible that would slow a lease-up or fail an inspection. Nothing is owed for it, and it is useful even if you conclude you would rather keep self-managing — that page sets out honestly what self-managing involves under Nevada law.
If you are weighing companies rather than deciding whether to hire one at all, how to choose a property manager covers what to verify, and the red flags covers what should end a conversation. What each plan includes is on the pricing page.
If You Already Have a Manager
Switching mid-tenancy is more routine than most owners expect — existing leases carry over and residents stay put. Switching property management covers how the handover works and what to check in your current agreement first, including the cancellation notice period.
