Can you hold a place before I apply?
We are not able to hold a property or take it off the market before a completed application is approved and the holding deposit is paid. Our rentals are leased on a first-qualified, first-approved basis, so the best way to secure a home you love is to apply as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
In most cases you pay the first month's rent plus a security deposit to move in; last month's rent is not typically required. The exact move-in amount is shown on each listing and in your lease, and all funds are due in certified form before you receive keys. -
How old do you have to be to apply?
You must be at least 18 years old to submit a rental application and sign a lease. Every adult (18 or older) who will live in the home needs to complete their own application and be screened. -
Is the deposit refundable?
Yes. Your security deposit is refundable, less any charges for unpaid rent, damage beyond normal wear and tear, or cleaning needed to restore the home. Under Nevada law (NRS 118A.242) we return the deposit, along with an itemized statement of any deductions, within 30 days after you move out and return possession. -
Who needs a cosigner?
A cosigner (guarantor) may be required when an applicant does not fully meet our income or credit criteria on their own, for example students or applicants with limited rental history. The cosigner completes an application, is screened, and signs the lease as financially responsible for the rent. -
You have a property I want to rent. How do I apply?
Find the home on our Search Homes for Rent page and submit the online application linked to that listing. Each adult applies separately and pays the application fee. We screen credit, income, rental history, and background, and aim to return a decision quickly so you can move forward. -
How do I pay rent?
Rent is paid online through your secure tenant portal, where you can pay by bank transfer (ACH) or card and even set up automatic payments. Rent is due on the 1st of each month. Paying online keeps a clear record and helps you avoid late fees. -
I want to get a pet. What do I do?
Many of our homes are pet-friendly, but every pet must be approved in writing before you bring it home. Contact our office to request approval; an additional pet deposit and/or pet rent usually applies, and breed or weight restrictions may apply depending on the property and any HOA rules. -
I want to move out, but my roommate wants to stay. What do I do?
Because everyone on the lease is jointly responsible, this requires our approval. Contact our office and we will walk you through the options, which may include your roommate re-qualifying on their own and signing a new or amended lease. Do not simply move out without written approval, as you remain responsible under the current lease until the change is finalized. -
My lease expiration is coming and I want to move out. What do I do?
Please give us written notice as required by your lease, typically 30 days before your move-out date. We will send move-out instructions and a checklist to help you recover your full deposit, and we will schedule a final inspection. Returning the home clean and undamaged ensures the fastest deposit refund. -
Who is responsible for paying for repairs & maintenance requests?
Normal repairs and upkeep of the home and its systems are the owner's responsibility, and you can submit requests anytime through your tenant portal, which we respond to promptly. Tenants are responsible for damage they, their guests, or their pets cause beyond normal wear and tear, and for routine items such as replacing light bulbs and air filters. Always report problems early so small issues do not become big ones.
