Am I required to make my property available to Section 8?
Whether you accept Housing Choice Vouchers (Section 8) is entirely your decision as the owner. Nevada does not require private landlords to participate in the program, so you choose whether or not to accept voucher holders. We will discuss the pros and cons with you and follow your written instructions, while always applying the same fair, consistent screening criteria to every applicant in compliance with fair housing law. -
Are you licensed?
Yes. The Rental Lister operates under a licensed Nevada real estate brokerage, and our managers hold the proper Nevada real estate and property management permits. We are active members of professional organizations including NARPM (the National Association of Residential Property Managers) and the Greater Las Vegas Association of Realtors, and we stay current with Nevada landlord-tenant law (NRS 118A). -
Can I reach you after hours?
Absolutely. You can call or email us anytime, and we answer live whenever possible rather than routing you through a phone menu. For genuine after-hours emergencies, such as a major water leak or a loss of heating or air conditioning, we maintain an emergency maintenance line so problems are handled quickly to protect both your property and your tenants. -
Can you put the money directly into my account?
Yes. Owner distributions are sent by direct deposit (ACH) straight to your bank account each month, so there is no waiting on a paper check in the mail. Each payment is accompanied by an itemized owner statement showing the income and any expenses for the period. -
Do I get to see the lease or sign it?
Yes. Under our management agreement we are authorized to sign the lease on your behalf as your agent, which keeps the leasing process fast and professional. You always have access to a copy of the executed lease and every other document related to your property through your secure online owner portal. -
Do you sell real estate too?
Yes. We are a full-service real estate brokerage, so in addition to property management we can help you buy or sell investment properties. Many of our owners work with us to grow their rental portfolios, or to sell a property when the time is right, and we are happy to advise on the Las Vegas market either way. -
How and when do I get my checks?
Owner funds are disbursed once a month, typically by the second week, after rent has been collected and cleared. Payments are made by direct deposit and accompanied by a detailed owner statement. Year-end statements and 1099s are also provided for your tax records. -
How is rent collection handled?
Tenants pay rent online through their secure resident portal, which makes on-time payment easy and trackable. Rent is due on the 1st, and our system automatically applies any late fees per the lease if a payment is missed. We follow a consistent, professional process for reminders and, when necessary, formal notices in accordance with Nevada law. -
How long of a lease do you sign?
Our standard lease term is twelve months, which gives owners stable, predictable income and reduces turnover. Depending on the property and market conditions we can also arrange longer terms or, in select cases, shorter ones. We will recommend the option that best protects your investment. -
How much security deposit do you charge the tenant?
The security deposit is typically equal to one month's rent, though it may be higher for an applicant approved with conditions. Under Nevada law (NRS 118A.242) the deposit may never exceed three months' rent. The deposit is fully accounted for and returned to the tenant, less any allowable deductions, within 30 days of move-out as required by state law. -
How soon can you start managing my property?
In most cases we can begin right away, often within a day or two of signing the management agreement. If your property is vacant we can have it photographed, marketed, and listed quickly; if it already has a tenant, we handle a smooth transition of the lease, deposit, and records. -
What type of properties do you manage?
We specialize in residential rentals throughout the Las Vegas valley, including single-family homes, condos, townhomes, and small multi-unit properties in Las Vegas, Henderson, and North Las Vegas. If you are not sure whether your property is a fit, give us a call and we will let you know. -
What type of reports do I get and how often?
You receive a detailed owner statement every month showing all income and expenses, plus on-demand access to your owner portal, where you can view statements, invoices, inspection reports, and important documents anytime. At year-end you receive a year-end summary and a 1099 for tax filing. -
Who holds the tenant security deposit?
The tenant's security deposit is held in our brokerage trust account in accordance with Nevada real estate regulations, kept separate from operating funds. It is fully accounted for throughout the tenancy and disbursed appropriately at move-out under NRS 118A.242.
