Showing a Las Vegas Rental
A showing that cannot be booked quickly is a renter you have already lost
By the time a renter asks to see a property, they have usually shortlisted several. Whichever one they can walk through first has a real advantage. How you run showings — who opens the door, how fast a time can be booked, what the renter finds when they arrive — is where good marketing either converts or leaks.
Getting the home itself ready is covered in how to prepare a rental for a showing. This page is about running the showings.
The Three Ways to Show a Rental
Agent-led individual showings. Someone meets each prospective renter at the property.
- Strengths: the renter gets answers on the spot, the person showing can read genuine interest, and nobody is in the home unaccompanied.
- Costs: it takes the most time, and scheduling has to fit the renter’s day as well as yours. Owners showing their own rental on evenings and weekends feel this quickly.
Group or open showings. Several renters are invited to the same window.
- Strengths: efficient for a high-demand home, and visible interest from other renters can prompt quicker applications.
- Costs: renters who cannot make the window drop away, individual questions get less attention, and it is harder to keep track of who has been inside.
Self-guided showings using a lockbox or a smart lock with timed codes.
- Strengths: renters can view at a time that suits them, with no staff present.
- Costs: nobody answers questions or notices problems, identity checks have to be done remotely and done well, and an unaccompanied vacant house is an opening for the listing scams and unauthorised occupancy that our pages on rental listing scams and squatters and unauthorised occupants describe.
Las Vegas Details That Change the Plan
- Guard-gated and HOA communities. Many homes sit behind a gate where every visitor needs to be called in or listed. Arrange guard access before you confirm a time; a renter turned away at the gate rarely rebooks. Check the association’s rules on signs and visitor access too.
- Summer heat. A vacant house with the air conditioning off can be unbearable inside by mid-afternoon in summer. Set the thermostat so the home is comfortable during showing hours, and favour early morning and evening slots, which renters prefer anyway.
- Shift-work schedules. Many Las Vegas renters work hospitality, healthcare and casino shifts. Offering only weekday business hours excludes people who would make good tenants.
- Out-of-area renters. Someone relocating may not be able to attend at all. A video walkthrough or a live video call lets them decide; see rental listing photos.
Safety and Verification
- Confirm who is coming. Get a full name and phone number before the showing, and check photo ID at the door.
- Tell someone where you are if you are showing the home yourself, and keep your phone with you.
- Walk through behind the renter rather than ahead of them, and stay near the exit.
- Secure the property afterwards: every door and window, side gates, and the garage.
- Never take a deposit or payment at a showing, and never hand over keys before the lease is signed and the funds have cleared.
Following Up
The best moment to invite an application is the end of a good showing. Have the application link ready, explain the written qualifying criteria, and tell the renter what happens next and how quickly. Contact anyone who viewed but did not apply within a day; often the answer is a question nobody asked them.
Track what each showing produced. If renters are viewing but not applying, the problem is usually price or condition rather than the marketing — our guide to why a rental is not renting walks through the order to check.
Showing an Occupied Home
If the current tenant is still living there, the rules are different: Nevada requires notice before entry, and the tenant’s cooperation matters. See marketing a rental while it is still occupied.
How We Handle It
For the properties we manage, an assigned leasing specialist shows the home to prospective tenants with flexible scheduling, checks on the property throughout the vacancy, and answers renters’ calls, emails and texts in the morning, at noon, at night and on weekends. Applications are taken online and checked for fraud — false IDs, false pay stubs, false bank statements, jobs that do not exist and fraudulent landlord references.
